A day in the life of a Leasing Specialist:

The Leasing Specialist is responsible for assisting with all aspects of the branch Leasing Department, including but not limited to: prospect management, application processing, online marketing, in compliance with all local, state, and federal laws, as well as all company policies and procedures. While in the field, would be responsible for completing marketing certifications on all repaired properties and to perform bi-weekly property inspections on all vacant homes to ensure homes are in move-in ready condition in accordance with company policy and procedures. This is a full-time position.

  • Assist leasing agents with prospect management by ensuring all prospect information through phone calls and emails are completely entered into the company’s resident management system, scheduling property tours, and utilizing daily/weekly reports to follow-up on all leads

  • Ensure all prospects are properly and efficiently qualified through the application process by collecting all required documentation (rental/income verifications) prior to screening; screening applicants and requesting exceptions and providing exception documentation when necessary

  • Assist the leasing department with screening/processing Residents-In-Place, requesting exceptions when needed, and completing the lease template for a leasing agent and resident to execute

  • Assist leasing agents with Section 8 by collecting necessary documentation and communicating with the Housing Authority to ensure the Request for Tenancy Approval Packet (RTA) is completed in full

  • Assist leasing agents with marketing efforts by properly posting properties to all syndicated third-party websites per company standards

  • Responsible for all leasing property certifications by ensuring construction certified homes are market-ready and repaired to company standards and a ‘For Lease’ sign is at each marketed home visible to traffic

  • Providing marketing photos for each leasing certified property and ensuring the quality meets company standard based on the Leasing Photo Checklist

  • Responsible for ensuring all vacant homes are move-in ready at all times by performing weekly property inspections, completing light cleaning, completing small/easy repairs, and creating necessary work orders when applicable

What you should have:

  • HS Diploma or equivalent

  • 1-2 years of prior leasing administrative experience preferred

  • Must have a current and valid driver's license

  • Possesses excellent communication and people skills

  • Proficient with Microsoft Office, including Outlook, Excel, and Word; knowledge of prospect and resident management systems is preferred

  • Must be able to multi-task in a fast-paced work environment

  • This is a sedentary role while in the office. This role requires the ability to lift files, open filing cabinets, bend or stand on a stool as necessary, frequent walking and climbing of stairs required. This role requires travel to our properties and may be physically demanding. The ability to physically perform the following duties for prolonged periods of time is required: Unassisted lifting up to 50 pounds, Bending, Walking, Kneeling, Stretching, Able to work on step ladders or extension ladders up to 30 feet, Able to work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust, and poor ventilation while adhering to company safety requirements and programs, Able to perform all duties in a safe manner at all times

  • Travel to our properties around the metro area may be required.

  • Days of work are Monday through Friday, however, occasional evening and weekend hours may be required as job duties demand.
