REAL ESTATE MANAGER - HOME OFFICE- KENDRA SCOTT

Position Overview:
We have an exciting opportunity to support our rapid expansion in new markets across the country! Reporting to our Director of Real Estate, our Real Estate Manager will positively represent the brand while delivering an amazing experience to cross functional partners at our Home Office. This role combines the need for proven real estate negotiation lifecycle experience and exceptional relationship management skills to successfully achieve strategic retail planning objectives.
Responsibilities:
• Develop and improve processes for forecasting and tracking deals for all potential store sites
• Manage the day-to-day pipeline activity, including monitoring and reporting on pipeline progress and financials, negotiating initial and counter offers and assisting all stakeholders with project roadblocks
• Collaborate with all internal and external real estate partners (including brokers, consultants, outside counsel and landlords, and internal legal, construction, finance, marketing and operations teams) throughout the lease negotiation and store build-out processes
• Partner with the Director of Real Estate through the Real Estate Committee approval processes to effectively present and communicate on all potential store locations
• Partner with Director of Real Estate, as well as various teams across brands, to analyze store and market performance and incorporate all findings into the site selection process
• Collaborate with Lease Administration Analyst to respond to critical lease-related notices, including commencement date agreements, renewals, estoppels, landlord notices and other related documents
• Analyze letters of intent (LOI) and anticipate key issues for the Director of Real Estate
• Track status of all LOI packages for completion
• Assist the Director of Real Estate in preparing presentations of site recommendation for new locations utilizing geographic and demographic analysis. May also present materials to senior leadership, operations and other internal partners deemed necessary
• Partner with the Director of Real Estate to collect and analyze due diligence and other documentation throughout the real estate lifecycle
• Coordinate legal documentation with internal and external legal counsel
• Assist with researching and analyzing new and existing submarkets through broker networks, new market surveys and visits
• Analyze proforma and identify key issues for the Director of Real Estate
• Create, maintain and distribute reports
• Assist with office administrative support functions, prepare correspondence, process incoming mail, etc. as needed
Our Ideal Candidate Will Have:
• A minimum of 4+ years of experience working on the real estate team for a retail company or within a real estate consulting firm, including extensive experience leading site selection and lease negotiating processes
• Strong communication skills, as well as a disciplined and process-oriented mindset
• Ability to be the go-to person for all issues relating to expanding the portfolio's footprint
• A team player mentality and effective collaboration skills in a transparent and highly communicative atmosphere
• Excellent judgment and ability to act decisively in situations requiring quick but thorough analysis and decision-making, while understanding when and how to appropriately escalate issues
• Strong organizational and communication skills with the ability to pivot through shifting business needs
• Expert proficiency in Microsoft Excel and PowerPoint
• An entrepreneurial spirit; be excited by the challenges that come along with building a disruptive business
• A desire to help build and improve internal processes and best practices/policies
• Willingness to travel up to 80% of the time
