Responsible for regional sourcing and acquisitions of land sites and scattered lots for Amherst Homes to support the development of new build-for-rent opportunities across the country. The role entails sourcing, site, and zoning evaluation, preliminary underwriting, structuring, negotiating, and closing execution of individual lots and community development sites. The role will specifically focus on acquiring individual scattered lots as well as land portfolios and contiguous community development sites.

Core Responsibilities:

  • Source and build pipeline within Amherst markets to acquire investment and development opportunities

  • Manage pipeline tracking and ensure all deals are tracked across their lifecycle

  • Direct investment analysis including underwriting, financial modeling, and preparation and presentation of investment memos to Investment Committee, senior leaders, investors, and joint venture partners in conjunction with Private Equity team and Underwriting team

  • Research and apply land zoning and site restrictions to the evaluation of the intended development use as single-family rental development 

  • Manage operational and financial due diligence processes; work with Development team to ensure they are conducting and reviewing site visits and that the lots meet the business plan requirements

  • Maintain an understanding of macro-economic and demographic trends within target markets and assist in efforts to expand market footprint

  • Understand micro-neighborhoods within target markets to help build development pipeline

  • Mentor, train, and oversee work product and responsibilities for junior members of Sourcing team

  • Report into Head of Sourcing, manage junior pool of Associates and Analysts

  • Collaborate closely with Private Equity and Development counterparties internally to move deals across the business

  • Work closely with new product development to think of creative solutions for each lot

  • Ensure smooth handoffs between internal counterparties to successfully close a deal

  • Constantly think about ways to innovate, acquire more land/homes

Qualifications:

  • Minimum of 8-10 years of direct acquisitions and underwriting of commercial, residential, and/or retail properties

  • Minimum of four years of supervisory experience

  • Expert knowledge of Excel, familiarity with real estate market databases and underwriting tools, familiarity with zoning and land-use restrictions and evaluation processes. 

  • Hunter mentality with a resourceful approach

  • Direct experience with transaction negotiations, deal execution and closing process.
