The Process Optimization & Liquidity Management, Associate is a key contributor to the growing Acquisitions team. The Associate will initially be dedicated to process optimization of the Closings department and will manage liquidity as it relates to Acquisitions.

 

Job Responsibilities:

Process Optimization

  • Partner with Closings / Acquisitions team to develop frameworks and insights to address key process improvements and potential organizational changes
  • Identify major issues, process breakdowns, and actionable opportunities, and design and implement solutions
  • Able to analyze complex problems and revise the logic, processes and procedures into layman terms to prioritize business issues / opportunities
  • Work independently with limited direction and take ownership to drive process improvements and initiatives to completion
  • Perform additional duties as requested or assigned

Cash Management

  • Act as liaison between Acquisitions and Capital Management related to cash usage and forecasting
  • Actively monitor available cash usage and communicate as needed to Sales & Trading (“S&T”), Auction team, Build to Rent team, Executive team, & Closings
  • Provide available dates for mini bulk transactions and auction capacity based on cash availability
  • Provide suggestions for rescheduling to S&T when cash availability schedule does not align with scheduled closings
  • Advise Closings how much cash is available and track usage
  • Oversee table funding process – coordinate potential dates with New Builds team, provide suggestions for rescheduling, ensure process is on track with internal timelines, coordinate with Legal / ALM teams
  • Monitor properties past their closing date and direct S&T, as necessary, to coordinate updated closing dates
  • When issues arise, provide suggestions for asset prioritizations and contingency plans and communicate missed funding’s to S&T in a timely manner
  • Create reporting to track cash usage relative to availability and other relevant metrics for delivery to executive team

 

Desired Skills and Experience

  • Bachelor’s degree required, specialty focus on Real Estate a plus, with 2-4 years of experience
  • Self-motivated and dependable
  • Candidate should be extremely detail-oriented and organized with a proven ability to work well in a high-intensity environment to complete tasks quickly and effectively
  • Excellent communication skills, both written and verbal
  • Look for innovative ways to improve our business
  • Must be able to multi-task in a fast-paced work environment
