Examine residential property titles to determine legal condition and chain of title. Abstract and analyze recorded documents (mortgages, liens, easements, judgments), resolve documentation issues, prepare initial title commitments and reports, and provide underwriting interpretation within guidelines. Works independently and follows procedural standards.

Examine and research commercial property records across Texas to verify ownership, identify title issues, and prepare clear title commitments and reports. Collaborate with underwriters and internal teams to resolve discrepancies, interpret legal descriptions, and ensure accurate, timely closings for complex commercial transactions.

Perform data-driven analyses to support product strategy, pricing, and retention. Build models and dashboards (Python/SQL/BI), analyze churn, CLV, conversion, and campaign ROI, design tests, forecast scenarios, and present executive-ready recommendations to cross-functional teams.

Lead a small performance marketing team to connect paid-media activity to leads, orders and revenue. Build attribution, forecasting and cohort reporting, optimize paid search and performance channels, implement AI/automation, improve data infrastructure and dashboards, and influence cross-functional growth strategy to drive measurable marketing ROI.

Lead day-to-day title production operations for onshore and offshore teams, managing up to 30 employees. Drive staffing, performance management, customer relationships, process improvements, and unit cost/P&L analysis to meet quality, cost, and cycle-time goals. Coach and develop staff, collaborate with stakeholders, and implement cross-training and outsourcing strategies.

Provide underwriting support for title insurance commitments, ensuring compliance with real estate law and guidelines. Authorize issuances and advise personnel and clients.

Manage day-to-day activities of Underwriters, oversee title insurance issuance, supervise staff, and contribute to project planning and performance evaluations.

Serve as primary point of contact for assigned accounts, deliver customer service, training, reporting, and solutions. Coordinate with Account Managers and internal teams, support implementations, identify sales opportunities, gather data, and respond to client inquiries to drive retention and growth.

The role involves conducting title research, compiling search packages, and interpreting tax records. It requires independent judgment and problem-solving skills and may involve teaching less experienced team members.

Perform detailed review and analysis of chain-of-ownership and lien documents to clear title discrepancies. Use proprietary research tools, coordinate with lenders and clients, reconcile loans in the pipeline, provide telephone and email customer support, and recommend process improvements. Act as subject matter expert and contribute to team goals.
