A day in the life of a Leasing Agent:
The Leasing Agent is responsible for all aspects of the branch Leasing Department, including but not limited to: prospect management, application/screening processing, leasing and renewals, and marketing, in compliance with all local, state, and federal laws, as well as all company policies and procedures. This role requires an active real estate license and reports to the Leasing Manager or Area Manager. This is a full-time position and a typical schedule is Monday through Friday, from 8:00 am to 5:00 pm. Occasional evening and weekend work may be required as job duties demand.
Responsible for prospect management and ensuring that all prospect information is correctly entered into the company’s resident management system
Schedule and give property tours; utilize daily/weekly reports to follow-up on all prospect leads
Ensure all prospects are properly and efficiently qualified through the application process by collecting all required documentation (rental history and income verification) prior to screening
Screen applicants and request exceptions by providing exception documentation when necessary
Ensure all marketed homes are properly published and syndicated to company approved/required 3rd party websites
Update property descriptions and upload high-quality photos prior to publishing to all sites using property management software
Execute all resident leases using standardized company documents. Ensure all fields are accurate and properly completed, execute the contract with the resident, and upload finalized lease into the resident management system
Process lease renewals by screening Residents-In-Place, requesting exceptions when needed, and completing the lease template for the resident to execute
Manage Section 8 prospects by collecting necessary documentation and communicating with the Housing Authority to ensure the Request for Tenancy Approval packet (RTA) is completed in full and inspections are scheduled timely
Responsible for all leasing property certifications by ensuring construction certified homes are market-ready and repaired to company standards; a ‘For Lease’ sign is at each marketed home visible to traffic, and market photos are taken to company quality
Responsible for ensuring all vacant homes are move-in ready at all times by performing property inspections as necessary and creating work orders when applicable
Meet weekly Service Level Agreements (SLA's) set by the Leasing Manager through the management of applicants, leads, and prospects reporting, as well as, utilizing sales tactics and efficiency
Perform other duties as assigned
What you’ll need to have:
Must be a Licensed Real Estate Agent for a minimum of 6 months
Minimum of 1-2 years with sales/marketing experience in the Property Management industry required
Current and valid driver's license
Excellent communication and people skills
Proficiency with Microsoft Office, including Outlook, Excel, and Word; as well as prospect and resident management systems
Ability to multi-task in a fast-paced work environment

This is largely a sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets, and bend or stand on a stool as necessary.
Travel to our properties around the metro area may be required.
