IREN is a vertically integrated AI Cloud provider, delivering large-scale data centers and GPU clusters for AI training and inference. IREN’s platform is underpinned by its expansive portfolio of grid-connected land and power in renewable-rich regions across North America, Europe and APAC.
The Director, Cost Management is a strategic financial and operational leader responsible for safeguarding the financial health and capital efficiency of IREN’s entire data center portfolio. This role owns end-to-end financial governance – from initial project estimation and quantitative risk analysis through to vendor billing control and change order management – across our West Texas and Oklahoma campuses and the wider development pipeline.
With 100% renewable energy, we build, own and operate our data centers and take pride in being at the forefront of sustainable solutions for the ever-evolving applications of high-performance compute. We believe that human progress is invaluable, but it should be done in the right way – responsibly, sustainably and having a positive impact on the communities we operate in.
Job requirements
  • Post secondary education in a relevant field such as Construction Management, Quantity Surveying, Finance, Civil Engineering or a related discipline; a Master’s degree and/or CEP, PMP, RMP or AACE CCP/EVP certification is strongly preferred
  • 12+ years of progressive financial and commercial management experience, with a heavy emphasis on mission-critical facilities, hyperscale data centers, or large-scale global capital construction programs
  • Deep proficiency in cost engineering, quantitative risk analysis methodologies, earned value management (EVM) and capital forecasting
  • Demonstrated ability to build estimation frameworks from conceptual design through closeout, and to set and defend contingency and reserve positions with quantitative evidence
  • Extensive experience negotiating complex vendor contracts, managing multi-million-dollar billing pipelines, and arbitrating high-value change orders
  • Proven track record of building, mentoring and leading distributed, cross-regional teams in high-growth environments
  • Command of cost management, ERP and project management platforms (for example Procore, Kahua, Oracle Unifier, SAP or similar) and reporting tools such as Power BI
  • Working knowledge of data center capital cost structure, including shell versus fit-out, long-lead equipment pricing and cost per MW benchmarking
  • Highly proficient in MS Office specifically; Word, Excel, PowerPoint, Visio, SharePoint, and Outlook
  • Strong written and oral communication skills and the ability to interact effectively with executive leadership, service providers and potentially members of the community
  • Thorough research and problem-solving skills, with the commercial judgement to hold a position under pressure from contractors and internal stakeholders
  • Superior time management and multitasking skills with a strong sense of urgency
  • Passionate and confident individual with demonstrated organization, prioritization and critical thinking skills
  • Experience with problem solving in complex projects that have a company-wide impact
  • Willingness to be based within commutable distance of our West Texas or Oklahoma operations and to travel across the portfolio as required

Job responsibilities
  • Budget & Cost Control: Manage and track comprehensive project budgets and integrated project costs across all data center initiatives, ensuring precise financial forecasting and variance reporting.
  • Estimation & Modeling: Stand up robust, standardized project estimation frameworks for greenfield and brownfield builds, providing accurate baseline costs from early conceptual design through to final closeout.
  • Quantitative Risk Analysis: Perform sophisticated quantitative cost risk analyses, including Monte Carlo simulation and contingency modeling, to establish realistic project reserves and buffer against market volatility.
  • Vendor Billing & Financial Governance: Oversee all vendor and contractor billing cycles, ensuring strict alignment against approved contract values, milestone progress and budget thresholds.
  • Change Order Management: Establish and lead a rigorous review, tracking and approval process for all project change orders to mitigate scope creep and control cost escalation.
  • Standards, Processes & Compliance: Define and institutionalize enterprise-wide cost management standards, governance frameworks and best practices to ensure audit readiness and regulatory compliance.
  • Talent Acquisition & Team Building: Hire, mentor and scale a high-performing cost management team distributed across multiple regions, establishing a unified culture of financial accountability.
  • Capital Forecasting & Executive Reporting: Partner with Finance and FP&A on capex phasing, cash flow forecasting and earned value reporting, and present cost health, contingency drawdown and capital efficiency metrics to executive leadership and the Board.
  • Commercial & Procurement Support: Support Procurement and Supply Chain on contracting strategy, pricing and commercial terms for long-lead equipment such as transformers, switchgear, generators and cooling plant.
  • Benchmarking & Capital Efficiency: Build and maintain unit-cost benchmarks across the portfolio, including cost per MW and cost per kW of critical load, and use them to drive value engineering and challenge estimates.
  • Systems & Data Integrity: Own the cost management toolset and its integration with ERP and project management platforms, ensuring a single, auditable source of truth for project cost.
