Funkit designs short-term rentals across the US. We're hiring an Exterior Design Lead - in-house and full-time, not a contract. Being clear about what we're hiring for: not the strongest exterior designer, but someone who genuinely knows how to lead designers. You need the design background to review the work credibly, but the deciding factor is whether you can develop people and hold a standard without becoming a bottleneck.

Responsibilities:

- Mentor, guide and develop our exterior design team - the core of the role, not a side responsibility

- Review work and give direction specific enough that a designer knows what to change and why

- Hold standards and consistency as volume climbs

- Spot problems early - a site condition, a concept fighting the budget, a designer stuck and not saying so

- Collaborate with the Creative Lead and Interior Lead so exteriors and interiors read as one property

Requirements:

- Proven experience leading and mentoring designers - the least flexible requirement

- Strong SketchUp; you need to open a file and see what's wrong

- Real understanding of exterior design, spatial planning and guest experience

- Fluent English

Nice to have: Hospitality, resort or STR experience is a real advantage; The exact title isn't required - if you've led a design pod or run crits, that counts.

Benefits:

- Base of $1,000-3,000 USD/month, set at the interview depending on the contract, your experience and the hours you take on

- In-house, full-time role (not a contract)
