Maintenance Department

Reports to: Service Manager
Location: Pflugerville, Texas

Job Summary:
The Grounds Keeper is responsible for maintaining the overall cleanliness, appearance, and safety of the community's exterior and common areas. This role involves daily upkeep of grounds, landscaping, trash removal, and minor maintenance support to ensure a welcoming environment for residents and guests. The ideal candidate takes pride in curb appeal, works efficiently, and upholds Trinity Residential’s high standards of community presentation.

Key Responsibilities:

  • Responsible for meticulous upkeep of grounds, amenities, building exterior and leasing office, parking lots, and other community buildings.

  • Removes trash from office areas and apartment community perimeter on a daily basis.

  • Prepares community trash for city pick-up.

  • Coordinates and assists in the preparation of market-ready units, including removing trash from vacant apartments ("trash outs") prior to make-ready.

  • Performs assigned maintenance tasks in a timely manner.

  • Assists in the cleaning of available apartments and/or models.

  • Assists in the troubleshooting/repair of mechanical, carpentry, and electrical problems.

  • Reports any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Service Manager.

  • Meticulously maintains curb appeal.

  • Always represents the community in a professional manner—on and off property.

  • Delivers communication documentation to residents.

  • Ensures that unsafe conditions are corrected in a timely manner.

  • Manages and ensures compliance with all company, local, state, and federal safety rules.

  • All other duties and responsibilities as assigned.

Qualifications:

  • Education: High school diploma or equivalent preferred.

  • Experience: Previous experience in landscaping, groundskeeping, or general maintenance strongly preferred.

  • Time Management – Efficiently prioritizes and completes daily tasks and special projects.

Physical Requirements:

Must be able to lift up to 50 pounds, stand/walk for extended periods, and perform physical labor.

Work Environment:
Ability to work outdoors in various weather conditions.

This position requires daily outdoor work in a variety of weather conditions and involves regular exposure to landscaping equipment, debris, and environmental hazards. Proper personal protective equipment (PPE) must be used at all times.
