Position SummaryWe are seeking a Portfolio Property Manager / Community Association Manager (CAM) to oversee a portfolio of HOA and condominium communities. This role serves as the primary liaison between Boards of Directors, homeowners, vendors, and internal teams, ensuring efficient community operations, financial management, and regulatory compliance.
Key ResponsibilitiesCommunity & HOA Operations- Manage day-to-day operations of HOA and condominium communities
- Coordinate maintenance, repairs, and capital improvement projects
- Conduct regular onsite property inspections and enforce compliance (violations, deed restrictions)
- Oversee vendor performance, contracts, and contractor relationships
- Handle emergency response and issue resolution
- Act as primary point of contact for Board Members, homeowners, and committees
- Prepare and facilitate Board Meetings and Annual Meetings (including evening meetings)
- Develop and distribute board packets, agendas, and meeting minutes
- Respond to resident inquiries via phone, email, and written correspondence
Financial Management
- Prepare and manage annual budgets for HOA communities
- Review and present monthly financial statements and reports
- Process invoices and support account reconciliation
- Monitor expenses and ensure alignment with approved budgets
- Assist with reserve planning and capital expenditures
- Ensure compliance with HOA regulations, governing documents, and local/state laws
- Stay current on association law and legislative updates
- Manage insurance claims and risk mitigation processes
- Supervise onsite staff when applicable
- Coordinate payroll and administrative functions
- Maintain organized records and documentation
RequirementsRequired Qualifications
- 3+ years of HOA, condominium, or community association management experience
- Experience managing a portfolio of properties
- Strong knowledge of HOA operations, board governance, and resident relations
- Experience with:
- Budgeting and financial reporting
- Reading and analyzing financial statements
- Vendor and contract management
- Proficiency in Microsoft Excel and Microsoft Word
- Strong organizational and multitasking skills
- Ability to attend evening board meetings
Preferred Qualifications
- Active CAM License (Community Association Manager) or equivalent (CMCA, AMS, PCAM)
- Experience with HOA/property management software (e.g., CINC, AppFolio, Vantaca, TOPS)
- Knowledge of Texas HOA laws
Benefits
Compensation:
- Annual base at 10 properties
- 25% management fee for every managed building over 10 buildings, with a 20-building target
- % of each sale fee at the building
- Overtime for evening meetings
- Target OTE: $75,000-$110,000
