JOB SUMMARY: As a Make-Ready Technician at AG Living, you play a crucial role in ensuring that vacant units meet the highest standards for new residents. Your attention to detail, time management skills, and ability to deliver move-in ready units contribute significantly to resident satisfaction and the overall success of our multi-family community. You will excel in various maintenance tasks, including repairs, painting, cleaning, and cosmetic improvements, with a keen focus on meeting turnover deadlines.

ESSENTIAL DUTIES AND RESPONSIBILITIES:


Unit Preparation:

  • Perform repairs, maintenance tasks, and cosmetic improvements for move-in ready vacant units.
  • Address plumbing, electrical, HVAC, flooring, and fixture replacement needs.

Painting and Finishing:

  • Apply paint, touch-ups, and finishes to walls, ceilings, and surfaces.
  • Ensure consistent color matching and maintain a high standard of quality.

Cleaning and Sanitization:

  • Thoroughly clean and sanitize unit interiors, including kitchens, bathrooms, and windows.
  • Remove debris, dust, and dirt to present units in immaculate condition.

Appliance Inspection:

  • Inspect and test appliances, making repairs or replacements as necessary.
  • Ensure that appliances are clean and meet property standards.

Cosmetic Improvements:

  • Repair and replace flooring materials, carpets, tiles, and other finishes.
  • Install or replace fixtures, blinds, and hardware as needed.

Time Management:

  • Prioritize and manage tasks to meet turnover deadlines.
  • Coordinate with property management to efficiently schedule make-ready activities.

Documentation:

  • Maintain accurate records of work performed, materials used, and hours spent.
  • Assist with inventory management of maintenance supplies.

Safety and Compliance:

  • Adhere to safety protocols and regulations, using appropriate personal protective equipment.
  • Follow property policies to ensure a safe work environment.
  • Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.  
Qualifications

EDUCATION/EXPERIENCE:

  • High school diploma or equivalent; vocational training or certification in maintenance or related field is a plus.

COMPETENCIES:

  •  Proven experience in maintenance, repairs, or construction, with a specific focus on apartment make-readies being highly preferred.
  • Strong technical proficiency in various areas, including plumbing, electrical work, painting, flooring, and general repairs.
  • Attention to detail and effective time management
  • Ensuring that tasks are completed meticulously and within specified timelines.

Key Qualities:

  • Strong communication skills for coordinating with property management and maintenance teams.
  • Ability to work independently and as part of a team, adapting to changing priorities.
  • Knowledge of safety regulations, property standards, and maintenance best practices.

Valid driver's license and reliable transportation.
