CWS Portfolio: 105 properties, 30,000+ A units in North Carolina, Georgia, Texas, Colorado, Arizona, California, Washington, and Tennessee.

Department Purpose: To drive qualified leads to all our communities.

What You Will Do

As National Marketing Manager, you will be responsible for supporting marketing and sales needs for a selected portfolio of sites. Primary areas of focus include driving qualified leads, analyzing marketing mix, implement effective tools and tactics, ensure a strong social and online reputation presence, and help educate team members on sales and marketing.

  • Demonstrate support for company initiatives.
  • Be a dynamic and engaging representative for CWS, and an ambassador for the Marketing department.

Drive Marketing and Sales to Maximize Asset Performance

  • Support to CD’s, RD’s and On-Site teams for an identified CWS portfolio of communities to drive qualified leads and maintain optimum occupancy.
  • Monitor lead flow within the portfolio to ensure the appropriate sales channels are receiving and following up on leads.
  • Use deductive reasoning to recommend meaningful and impactful changes to advertising strategies.
  • Host quarterly and ad hoc sales trainings for the on-site team members.
  • Continuously track and build strategic plans to optimize all communities’ online reputation .

Demonstrate proficiency in the following ways:

  • Participate in timely marketing audits; ensuring ILS, lead tracking, websites, paid digital advertising, social platforms, and reputation are accurate.
  • Develop and manage PPC strategies, including Google Ad campaigns, to drive measurable results.
  • Create ad-hoc marketing campaigns for prospects, resident referrals, resident events, etc.
  • Establish actionable plans to both grow and maintain followers through popular social media sites such as Facebook, Instagram, and TikTok.

Effectively collaborate by:

  • Monitor and respond to marketing help desk tickets.
  • Draft and send departmental communication upon approval.
  • Help vet current and future marketing vendors to ensure best-in-class partnerships.
  • Effectively communicate with vendors on company needs, product issues, and request solutions.
  • Assist the Brand Manager coordinate media shoots with onsite teams.

Requirements

  • Bachelor’s degree in marketing, communications, business, or related field. 
  • 5+ years of multifamily experience.
  • 2+ years professional marketing experience.
  • Experience in various property types such as market rate, affordable, and student housing
  • Proven working experience troubleshooting underperforming assets.
  • Ability to multi-task in a dynamic environment.
  • Strong verbal and written communication skills.
  • Minimum 30% travel requirement.
  • Sales management for a portfolio of 50+ properties.
  • Solid time management and organizational skills.
  • Polished public speaker and trainer.
  • Proficiency in MS Excel, Power Point, and Word.
  • Adherence to company policies, procedures, and practices.
  • Establish and maintain effective working relationships.
