Job Title: Building Operating Engineer –

Property: Bank of America Plaza – Class A Office Tower (2+ Million SF)
Schedule: Monday – Friday | 7 AM - 4 PM
Location: Downtown Dallas, Texas

Estimated Compensation: $28.85 - $33.65 per hour

Position Summary

The Building Operating Engineer (Third Shift) at Bank of America Plaza is responsible for the safe, efficient, and continuous operation of all base building systems supporting one of downtown Dallas’s largest and most prominent Class A office towers. This role is critical to overnight building operations, preventative maintenance, system monitoring, and tenant service, ensuring building reliability, safety, and superior service standards at all times.

Essential Duties and Responsibilities

As an Operating Engineer at Bank of America Plaza, you will be responsible for:

  • Operating, inspecting, maintaining, and repairing base building systems, including:

    • Central plant HVAC systems (chillers, boilers, cooling towers, AHUs, VAVs)

    • Electrical distribution systems, including medium- and low-voltage equipment, UPS, and emergency power systems

    • Pumps, fans, valves, motors, refrigeration, and filtration equipment

    • Plumbing and water treatment systems

    • Life safety and fire protection systems

    • Building Automation System (BAS)

  • Performing routine visual and operational inspections of mechanical and electrical equipment to ensure reliable overnight operation.

  • Monitoring building systems through the BAS and responding promptly to alarms, abnormalities, and after-hours service requests.

  • Completing tenant service requests accurately, efficiently, and in accordance with Bank of America Plaza service standards.

  • Performing preventative maintenance and corrective repairs in accordance with established schedules, operating procedures, and manufacturer recommendations.

  • Maintaining accurate logs, inspection reports, and work orders through the CMMS.

  • Coordinating and overseeing vendor activities during overnight hours as required.

  • Following departmental policies for the safe storage, handling, usage, and disposal of hazardous materials.

  • Ensuring building systems remain in compliance with all applicable codes, regulations, governmental agency requirements, and ownership directives.

  • Maintaining a clean, organized, and safe work environment in mechanical rooms, electrical rooms, rooftops, and common areas.

  • Communicating professionally and effectively with management, tenants, security, and vendors.

  • Working independently during third shift while supporting a team-based operating environment.

  • Participating in emergency response procedures and supporting life safety operations during overnight hours.

Qualifications
  • Minimum 2+ years of experience as an Operating Engineer or similar role in a commercial office building environment.

  • Experience in large-scale Class A office towers or central plant operations strongly preferred.

  • Working knowledge of HVAC, electrical, plumbing, and life safety systems.

  • Demonstrated ability to inspect, troubleshoot, and repair mechanical and electrical equipment.

  • Strong organizational skills with an inquiring, problem-solving mindset.

  • Working knowledge of Microsoft Office products.

  • Ability to read and interpret operations manuals, procedures, drawings, and safety documentation.

  • Demonstrated ability to safely use basic hand and power tools, including meters, drills, impacts, and similar equipment.

Licenses & Certifications (Preferred)
  • EPA Universal CFC Certification

  • HVAC, electrical, or mechanical certifications

  • OSHA 10 or OSHA 30

  • Stationary Engineer License (if applicable)

Physical Requirements
  • Ability to stand and walk for extended periods during overnight shifts.

  • Ability to stoop, kneel, climb stairs and ladders, and access rooftops and mechanical spaces.

  • Ability to lift and carry loads up to 50 pounds.

  • Ability to work in mechanical rooms, confined spaces, and varying environmental conditions typical of a high-rise office tower.

Work Environment
  • Overnight operations supporting a mission-critical, high-profile downtown asset.

  • Fast-paced environment requiring independent decision-making and strong technical judgment.

  • Exposure to mechanical, electrical, and environmental elements consistent with large commercial facilities.
