Job Description

We are seeking an experienced and dynamic Project Director to lead the end-to-end execution of a landmark Greenfield commercial development project of approximately 1.0 million sq. ft. in Whitefield, Bangalore. The role requires a hands-on leader with strong expertise in project planning, scheduling, execution, stakeholder management, and delivery of large-scale real estate projects within quality, cost, and timeline commitments.

The successful candidate will be responsible for driving project strategy, leading multidisciplinary teams, managing consultants and contractors, and ensuring seamless execution from design development through commissioning and handover.

Key Responsibilities

Project Leadership & Execution

  • Lead the overall planning, execution, monitoring, and delivery of the 1.0 million sq. ft. Greenfield project.
  • Establish project objectives, milestones, budgets, timelines, and execution strategies.
  • Ensure adherence to project schedules, quality standards, safety requirements, and budgetary controls.
  • Drive timely decision-making and resolve project-level challenges proactively.

Planning & Scheduling

  • Develop and monitor detailed project schedules and critical path activities.
  • Review and track project progress against milestones and recovery plans.
  • Implement project controls and reporting mechanisms to ensure visibility of project performance.
  • Coordinate with all stakeholders to mitigate delays and improve productivity.

Design & Technical Management

  • Provide oversight during design development and execution phases.
  • Ensure effective coordination between architects, structural consultants, MEP consultants, and contractors.
  • Possess strong understanding of Base Build and Warm Shell Design concepts and implementation.
  • Review design changes and their impact on project cost, timelines, and constructability.

Vendor & Contract Management

  • Lead contractor and vendor selection processes.
  • Manage key vendor relationships and contract performance.
  • Conduct commercial reviews and monitor procurement schedules.
  • Negotiate and resolve contractual and operational issues with vendors and consultants.

Team Leadership

  • Lead, mentor, and manage a multidisciplinary project team of 20+ professionals, including project managers, engineers, planners, QA/QC personnel, and support staff.
  • Foster a culture of accountability, collaboration, and high performance.
  • Conduct regular performance reviews and team development initiatives.

Stakeholder Management

  • Interface with senior management, consultants, contractors, and external stakeholders.
  • Present project status updates, risk assessments, and mitigation plans.
  • Ensure all statutory approvals and compliance requirements are met.

Risk, Quality & Safety Management

  • Identify project risks and implement mitigation strategies.
  • Ensure compliance with quality assurance standards and safety regulations.
  • Promote best practices in project governance, construction management, and operational excellence.

Qualifications

Educational Qualification

  • Bachelor's Degree in Civil Engineering (mandatory).
  • Master's degree in Construction Management or Project Management will be an advantage

Experience

  • 20+ years of relevant experience in large-scale commercial, mixed-use, or corporate real estate developments.
  • Proven experience as Project Director, Project Head, or equivalent leadership role.
  • Must have successfully managed at least 2-3 projects of 0.5 million sq. ft. or larger.
  • Experience in Greenfield developments is mandatory.

Age

  • 40-45 years preferred.

Technical Competencies

  • Strong expertise in project planning, scheduling, monitoring, and controls.
  • Experience with project management tools such as Primavera P6, MS Project, or equivalent.
  • Comprehensive understanding of:
    • Construction management
    • Base Build and Warm Shell Design
    • Cost management and budgeting
    • Contract administration
    • Vendor and consultant management
    • Risk management and project governance
    • Working knowledge of statutory and regulatory approvals applicable to large-scale developments.​​​​​​​

Leadership Competencies

  • Demonstrated success in managing teams of 20+ employees.
  • Strong leadership, decision-making, and conflict-resolution skills.
  • Excellent stakeholder management capabilities.
  • Strong communication, presentation, and interpersonal skills.

Additional Information

Key Requirements

  • Must be willing to work full-time from the project site in Whitefield, Bangalore.
  • Comfortable with a 6-day working week.
  • Strong ownership mindset with a focus on execution excellence.
  • Available to join within 1-2 months.
