Position: Project Manager
Location: Austin, TX
Reports To: Director of Projects, 5K Controls

5K Controls is a newly established building automation and energy management company affiliated with Hays Electrical Services — a nationally recognized electrical contractor with over 19 years of experience delivering safe, high-quality electrical solutions across commercial, industrial, and specialty markets. Position Summary
The Project Manager is responsible for the end-to-end delivery of assigned BAS/EMS projects, owning schedule, budget, quality, and client satisfaction from contract execution through final closeout. This role manages all internal and external stakeholders involved in project execution, including controls engineers, field installation partners, subcontractors, and clients. The Project Manager is a critical member of 5K Controls’ delivery team — accountable for the outcomes of assigned projects.

Key Responsibilities
  • The Project Manager is ultimately responsible for the safe, timely and financially successful completion of each project assigned
  • Manage the full project lifecycle for assigned BAS/EMS projects from project award notice and contract execution through commissioning and client acceptance
  • Develop and maintain detailed project schedules, accurate percent complete reports, anticipated cost to complete reporting, budgets, revenue projections and resource plans; identify risks and proactively communicate issues to the Director of Projects
  • Assist in all project construction plans including but not limited to installation and layout drawings, fabrication and prefabrication opportunities, product submittal and specification conformance
  • Serve as the primary point of contact for the client throughout the project, managing expectations, communicating progress, and resolving issues promptly, escalating where required to Director of Projects.
  • Coordinate with Controls Integration Engineers, Commissioning Agents, and field labor partners to ensure work is properly sequenced and executed on time
  • Manage subcontractor and vendor performance, including contract review, scope compliance, progress monitoring, and invoice review
  • Track and manage project financials including monthly progress invoicing, cost-to-complete, change orders, earned value, and margin performance; provide accurate WIP reporting
  • Conduct regular project review meetings with the team and client stakeholders; prepare and distribute meeting minutes and action logs
  • Prepare and present project information for month end reporting for all assigned projects
  • Manage submittal and RFI processes, ensuring timely response and proper documentation of all project correspondence and timely dissemination of information.
  • Oversee project closeout activities including commissioning sign-off, punch list completion, as-built documentation, and client training coordination
  • Contribute to continuous improvement of 5K Controls’ project management processes, tools, and standards
  • Work with Assistant Project Manager(s) and Project Coordinators and assist in their growth and training for future advancement

Qualifications & Skills
Required
  • 5+ years of project management experience in BAS/EMS, HVAC controls, electrical contracting, or a closely related specialty trade
  • Proven track record of delivering complex technical projects on time and within budget
  • Strong financial acumen including experience tracking project costs, managing change orders, and reporting on project margin
  • Experience managing subcontracted field labor and coordinating multiple vendors on concurrent projects
  • Proficiency with project management platforms (Procore, Smartsheet, Microsoft Project, or equivalent)
  • Excellent communication and client management skills
  • PMP certification preferred; Bachelor’s degree in construction management, engineering, or a related field, or equivalent experience
  • Experience supporting projects within commercial, healthcare, industrial, data center, higher education, mission-critical, and hyperscale environments.
Preferred
  • Experience managing multi-site BAS/EMS rollout programs
  • Familiarity with BACnet, Niagara, or open-protocol BAS platforms at a conceptual level sufficient to support project communication
  • Experience working in a construction-channel environment with GC relationships and bid-based project procurement
  • Exposure to national field labor partnership models
Work Environment & Physical Requirements
This will become a primarily an office-based role, with a hybrid remote/office option initially. The employee is regularly required to operate a computer and related tools, communicate frequently with internal and external contacts, and exchange accurate information in written and verbal form. Travel to project sites, client locations, or partner facilities may be required. The employee must be able to detect, determine, distinguish, inspect, assess, and adjust focus as needed.

  • Base salary range of $105,000–$125,000 commensurate with experience, plus a structured annual performance-based bonus of up to 10% of base salary
