Avita specializes in strategically optimizing assets, executing operational turnarounds, and enhancing Net Operating Income. Avita leverages cutting-edge tech., data, and trained personnel to deliver best-in-class service to owners and operators.

As Avita continues to expand it's management portfolio, we are seeking a dedicated and experienced Regional Property Manager to oversee and enhance the operation of our communities in Texas. 

Key Responsibilities:

1. Operations:

  • Oversee day-to-day operations of multiple communities, ensuring compliance with company policies, local regulations, and industry best practices.
  • Implement and maintain standardized operational procedures to optimize efficiency, reduce costs, and improve resident satisfaction.
  • Collaborate with on-site community managers to resolve operational challenges and achieve performance targets.

2. Financial Management:

  • Develop and manage budgets for each community, including revenue projections, expense controls, and capital improvement plans.
  • Monitor financial performance against budget, identify variances, and implement corrective actions as needed.
  • Maximize revenue through effective rent management and occupancy strategies.

3. Resident Relations:

  • Foster a welcoming and positive environment within the communities by addressing resident concerns, conducting regular meetings, and ensuring high levels of customer service.
  • Implement resident retention programs and community engagement initiatives to enhance resident satisfaction and reduce turnover.

4. Team Leadership:

  • Recruit, train, and mentor on-site community managers and staff to ensure a cohesive and high-performing team.
  • Conduct performance evaluations, provide feedback, and support professional development for team members.

5. Compliance and Risk Management:

  • Ensure communities adhere to all local, state, and federal regulations, as well as company policies and procedures.
  • Mitigate risks through proactive maintenance, safety measures, and disaster preparedness planning.

6. Reporting and Analysis:

  • Generate and analyze key performance metrics and operational reports to assess community performance and identify areas for improvement.
  • Provide regular updates and reports to senior management regarding regional performance.

7. Marketing Efforts:

  • Assist with corporate marketing efforts on LinkedIn and other platforms to help generate more business / leads.

8. Technology Initiatives:

  • Leading, adopting, training and rolling out technology initiatives focusing on impact and value creation for owners & operators
  • We want someone who is excited to improve operations using Technology

Qualifications:

  • At least 3 years of 3rd party property management experience as a manager
  • At least 3+ years experience as 3rd party multi-site manager or area manager
  • Strong financial acumen and experience with budgeting, financial analysis, and reporting.
  • Excellent leadership and interpersonal skills, with the ability to build and motivate high-performing teams.
  • Knowledge of local housing regulations and industry trends.
  • Exceptional communication and problem-solving abilities.
  • MUST HAVE LIHTC EXPERIENCE

 

Travel Requirements:

This role may require occasional travel within the region for site visits and meetings.
