Brailsford & Dunlavey (B&D) is seeking a Senior Project Manager to lead complex institutional redevelopment work involving the repositioning of a historic hospital campus in downtown New Orleans.

The Opportunity

B&D recently joined forces with Project Management Advisors, bringing together two nationally recognized leaders in program management and real estate advisory services. Together, the combined firm offers expanded capabilities across industries and throughout the full project lifecycle—from early-stage strategy and planning through execution and beyond.

This Senior Project Manager will play a key leadership role on a landmark redevelopment effort in downtown New Orleans involving the repositioning of a historic hospital into a mixed-use academic, research, residential, and retail destination. This role will specifically lead the institutional program component of the project, including academic, medical, research, and office uses.

The position can be based in Austin, TX, and would require regular travel to New Orleans, typically two or more times per month, with increased travel during key project phases and milestones. Also open to candidates who reside in the New Orleans area.

How You’ll Contribute
  • Lead large-scale institutional development and renovation projects through planning, design, pre-construction, and construction phases.

  • Serve as the primary client interface, guiding project teams and institutional stakeholders through complex development processes.

  • Lead the University program component of a major historic redevelopment project involving academic, research, office, residential, and mixed-use elements.

  • Oversee project budgets, schedules, procurement efforts, consultant coordination, and implementation activities.

  • Advise clients on project delivery methods, constructability considerations, sequencing, budgeting, and development strategy.

  • Coordinate and manage architects, consultants, contractors, and third-party vendors throughout project execution.

  • Navigate project challenges proactively while maintaining strong client relationships and ensuring high-quality delivery.

  • Develop and manage project controls, reporting tools, QA/QC processes, and financial tracking systems.

  • Support business development activities through relationship building, conference participation, thought leadership, and strategic client engagement.

  • Contribute to internal process improvement, mentorship, training initiatives, and the continued development of project management best practices across the firm.

How You’ll Lead
  • Operate as a trusted advisor and senior client-facing leader across complex institutional projects.

  • Guide internal teams with accountability, clarity, and strong project management discipline.

  • Mentor and support assistant project managers and project managers while helping build team capacity and professional maturity.

  • Lead through collaboration, adaptability, and proactive problem-solving in fast-paced project environments.

  • Balance strategic thinking with practical implementation and execution.

What We’re Looking For
  • Bachelor’s degree in architecture, construction management, engineering, real estate management, or related field.

  • 8+ years of experience managing large-scale development, renovation, construction, or institutional capital projects.

  • Experience delivering projects that have utilized state and federal Historic Tax Credits

  • Experience leading complex multi-phase projects and/or projects exceeding $30M in value.

  • Strong understanding of pre-construction, construction administration, project controls, budgeting, and project delivery methods.

  • Experience managing consultants, contractors, architects, and external project teams.

  • Familiarity with scheduling tools, sequencing documents, QA/QC processes, and governmental approval processes.

  • Strong understanding of development economics, budgeting, labor trends, and project estimate reviews.

  • Ability to successfully manage multiple complex projects simultaneously.

  • Excellent written, verbal, facilitation, and presentation skills.

  • Advanced proficiency in Microsoft Office applications including Excel, Word, Outlook, and PowerPoint.

  • Willingness to travel regularly, including travel to New Orleans multiple times per month.

  • Valid driver’s license required.

This role's target base annual salary range is currently $125,000- 145,000. Pay scales are determined by role, level, location, and alignment with market data. Individual pay is determined through interviews and an assessment of several factors unique to each candidate, including, but not limited to, job-related skills, relevant education, experience, certifications, candidate abilities, and pay relative to other team members.
