Acquisitions Analyst About the role

We are hiring an Acquisitions Analyst to build the financial models behind every deal we pursue in manufactured housing communities (MHC) and small bay industrial. You will turn incomplete, disorganized seller information into a defensible valuation and offer price, often within a day of receiving it.

We review a high volume of deals and move fast. The right person is comfortable making reasoned assumptions when data is missing, flags those assumptions clearly, and uses AI tools every day to work faster without sacrificing accuracy.

  • Title: Acquisitions Analyst
  • Reports to: CIO/CEO
  • Type: Full-time
  • Location: Remote
What you'll do

Underwriting and modeling

  • Underwrite MHC and small bay industrial acquisitions quickly, from first-pass screens to full models, often turning a deal in 24–48 hours.
  • Build and maintain cash flow models: rent rolls, T-12s, operating expense normalization, debt sizing, and returns (IRR, equity multiple, cash-on-cash, DSCR).
  • Back into purchase prices from target returns and recommend offer ranges.
  • Run sensitivities on rent growth, occupancy, expense ratios, cap rates, and financing terms.

Working with messy data

  • Turn incomplete or disorganized seller materials (handwritten rent rolls, scanned PDFs, partial financials, broker emails) into clean, usable inputs.
  • Fill gaps with reasoned, market-supported assumptions and document every one so reviewers can see what was given versus estimated.
  • Identify the missing information that matters most and draft targeted diligence requests.

Asset-specific analysis

  • MHC: lot rent vs. market, park-owned vs. tenant-owned homes, utility billing and RUBS, infill and home-sale programs, expense loads.
  • Industrial: lease-by-lease analysis, rollover and downtime, TI/LC and reserves, market rent mark-to-market, tenant credit.
  • Pull rent and sale comps, cap rates, and submarket data to support assumptions.

AI-enabled workflow

  • Use AI tools (such as Claude or ChatGPT, plus Excel-integrated assistants) daily to extract data from OMs and documents, structure rent rolls, draft summaries, and speed up research.
  • Verify AI output against source documents; you own the accuracy of every number.
  • Help build and improve repeatable AI workflows, templates, and prompts for the acquisitions team.

Communication and deal support

  • Prepare concise deal summaries and investment memos for weekly deal review.
  • Support LOI drafting, due diligence, and financing through closing.
  • Keep deal records and pipeline data current in our CRM.
What you bring

Required

  • Bachelor's degree in finance, real estate, accounting, economics, or a related field.
  • 1–4 years in real estate acquisitions, investment banking, valuation, lending, or a similar analytical role.
  • Advanced Excel: you build models from a blank sheet, not just populate templates
  • Strong grasp of commercial real estate finance: NOI, cap rates, debt service, IRR, waterfall basics.
  • Hands-on, regular use of AI tools for real work, with the judgment to check their output.
  • Comfort making decisions with incomplete information and clearly stating your assumptions.
  • Clear, concise writing; you can summarize a deal in a few sentences.

Preferred

  • Direct underwriting experience with manufactured housing, multifamily, RV, self-storage, or multi-tenant industrial.
  • Experience with Argus, CoStar, Reonomy, or similar data platforms.
  • Familiarity with CRMs (e.g., Monday.com) and workflow automation.

Who thrives here

This role suits someone who would rather give a well-reasoned answer today than a perfect one next week.

  • Speed with judgment: you can screen a deal in an hour and know when it deserves a full model.
  • Resourceful: a missing T-12 or a rent roll in a phone photo doesn't stop you; you find a way to estimate and flag it.
  • Skeptical of numbers: you question seller pro formas and check AI-generated figures against the source.
  • Ownership: you track your deals, follow up on missing items, and don't wait to be told the next step.
  • Adaptable: priorities shift with the pipeline, and you can switch between an MHC rent roll and an industrial lease abstract in the same afternoon.

In your first 90 days you will: learn our MHC and industrial models and buy box, independently underwrite deals for weekly review, and contribute at least one AI workflow that saves the team time.

Compensation and how to apply
  • Base salary: Depending on experience
  • Bonus: Discretionary / Deal-based
  • Benefits: Health insurance, PTO, 401(k) with company match

Candidates who advance will complete a timed underwriting exercise using a real-world, imperfect data set; AI tools are allowed and encouraged.
