The Opportunity
MIM's Global Real Estate and Agricultural Investments maintains a portfolio invested in commercial real estate and agricultural mortgages, as well as real estate equities. In addition to sourcing and managing these investments, the groups are responsible for developing and maintaining relationships with key industry contacts and referral sources. The mortgage portfolio and equity portfolio units are organized according to specialty, and they actively manage MetLife's portfolio of mortgage loans and equity investments in agricultural, office, apartment, retail, industrial, and hotel properties. The portfolio units are responsible for overall portfolio strategy, pricing, transaction approval and credit approval on new loans, as well as the active management of the overall mortgage and equity portfolios. Real Estate Investments sources and manages commercial real estate investments through seven regional field offices in the U.S. and International field offices in London, Tokyo, Mexico City and Santiago.
The Real Estate Debt Analyst will support the Dallas Regional Office Debt Team's loan origination and loan management efforts for the MetLife General Account, investment management clients, and MIM's higher-yielding lending strategies.

Key Responsibilities
- Support the Dallas Regional Office Debt Team in sourcing and originating new commercial real estate loans by providing quantitative financial modeling and market analysis used in the property underwriting, valuation, and evaluation of potential opportunities across a range of property types in the South-Central United Sates.
- Collaborate with Debt Team members, brokers, property owners, attorneys, and other transaction counterparts to perform due diligence throughout the closing process.
- Play a major role in the preparation of investment memoranda and participate in deal presentations to the debt investment committee.
- Support loan asset management initiatives of the existing real estate debt portfolio including borrower requests, third party investor compliance, internal reporting, post-closing requirements, lease reviews, draw requests, loan boarding, property inspections, and portfolio surveillance.
- Complete property financial statement analysis, property valuations, mortgage ratings, and property inspections.
- Perform internal and external ad hoc reporting, pipeline tracking using MIM's proprietary systems and provide systems database support.
Required Qualifications
- Bachelor's degree in Business, Finance, Real Estate, Economics, Math, Statistics, or a related field of study.
- 0 - 4 years relevant experience with demonstrated understanding of commercial real estate valuation and discounted cash flow analysis.
- Results orientated team player. Emphasis on communication skills (both oral and written), ability to handle multiple assignments, strong work ethic, and time management skills.
- Strong quantitative and computer skills, specifically advanced Excel.
Preferred Qualifications
- Preference given to candidates who have relevant experience (knowledge of Argus Enterprise modeling, Excel, Word, and PowerPoint) and familiarity with the leading commercial real estate market data resources (i.e.-CoStar, CBRE Econometric Advisors, Real Capital Analytics, etc.).
