Position Overview:
The Mortgage Regulatory Counsel supports compliance-related system and process initiatives by providing legal interpretation, guidance, and review of mortgage regulatory requirements. This role serves as the primary legal resource for fees, disclosure, document, and related document-vendor matters, while also supporting broader mortgage regulatory research and analysis as needed. This role partners closely with Compliance, Technology, Operations, and other stakeholders to ensure legal requirements are translated accurately into business requirements, testing expectations, and compliant system behavior. The Mortgage Regulatory Counsel is responsible for evaluating whether implemented system configurations, document logic, workflows, and outputs satisfy applicable legal and regulatory requirements.

Job Responsibilities:
•    Serve as the primary legal resource for fee, disclosure, document, and document‑vendor matters by interpreting applicable federal and state mortgage regulations and providing guidance on fee treatment, disclosure timing and content, document triggers and packages, and related workflow requirements.
•    Conduct legal research and analysis on mortgage regulatory questions, including questions outside the fee and disclosure lane, as assigned.
•    Turn legal requirements into practical guidance and decision points that Compliance, QA, Technology, and business teams can use for requirements, testing, and implementation.
•    Review and approve regulatory requirements, interpretations, and legal positions prepared by Compliance or other stakeholders before implementation where appropriate.
•    Evaluate whether proposed system configurations, document logic, disclosures, workflows, and related outputs satisfy regulatory requirements and internal legal interpretations.
•    Review testing results, issue findings, and supporting evidence to determine whether observed system behavior or document output meets legal and regulatory expectations.
•    Determine pass/fail conclusions, identify follow-up legal questions, and clarify when requirement changes, additional testing, or configuration updates are needed.
•    Partner with Technology, Operations, Compliance, and external vendors to help resolve questions related to legal requirements, system behavior, and document generation or delivery.
•    Support implementation and ongoing maintenance of document-vendor related legal requirements, including review of how disclosures and documents are generated, triggered, or populated within the loan origination system.
•    Document legal interpretations, decisions, issue resolutions, and review conclusions in a clear and organized manner to support implementation, audit, examination, and internal review needs.
•    Provide timely legal input on open issues, exceptions, and questions so that compliance-related workstreams can continue to move forward.
•    Identify emerging legal issues, gaps, or inconsistencies in requirements, documentation, testing, or system behavior and communicate needed action to stakeholders.

Qualifications and Skills:
•    Juris Doctor (JD) from an accredited law school and active license to practice law in at least one U.S. jurisdiction.
•    Experience practicing in mortgage, consumer financial services, regulatory compliance, or a related legal field, with advanced knowledge of mortgage regulatory requirements.
•    Experience with mortgage fees, disclosures, documents, and related regulatory requirements, preferred.
•    Experience supporting implementation or maintenance of loan origination system document logic, disclosure behavior, or document-vendor integrations, preferred.
•    Experience with loan origination systems, disclosure processes, document review, or vendor-managed document solutions, preferred; experience with DocMagic is a plus.
•    Comfortable collaborating across Legal, Compliance, Technology, Operations, and external vendors in a dynamic environment.
•    Advanced legal research and analytical skills, including demonstrated skill in interpreting complex federal and state regulatory requirements and applying them to business processes, system functionality, and document outputs.
•    Skilled in determining whether system configurations, workflows, and outputs satisfy legal requirements without necessarily serving as the technical designer of those solutions.
•    Advanced judgment and skill in identifying issues requiring formal legal interpretation versus those that can be addressed through practical clarification or guidance.
•    Excellent communication skills, including translating legal concepts into actionable guidance for Compliance, Technology, QA, and business stakeholders.
•    Skilled in managing multiple legal questions, reviews, and workstreams at the same time while meeting deadlines and supporting project progress.
•    Skilled in identifying gaps, inconsistencies, or risks in requirements, testing results, documentation, or system behavior.
•    Excellent attention to detail.
