Job Description Summary

Position requires the ability to successfully manage multiple priorities and may be responsible for work for multiple accounts.

POSITION PURPOSE

This position is considered to be a subject matter expert in the operating expense reconciliation process.  Responsible to develop, analyze, and implement processes for performing annual Common Area Maintenance (CAM) reconciliations within the Training & Development group.  Scope of position includes exercising reasonable judgment in responding to inquiries, accurately entering all property related critical dates and payables information, as well as maintaining accuracy of our technology information systems. Position requires the ability to successfully manage multiple priorities and may be responsible for work for multiple accounts.

ACCOUNTABILITIES

May be responsible for one or more of the following:

  • Respond to operating expense reconciliation inquiries from the field, make recommendations, and take the necessary actions to resolve the issue
  • Develop and implement training documents related to annual CAM reconciliations
  • Manage and maintain accuracy of multiple software databases as it relates to recoveries
  • Execute and perform the lease administration process; to include abstracting and auditing leases as they relate to annual recoveries
  • Lead and conduct audits of past and current year annual recoveries
  • Report audit findings to leadership and/or the client to recommend correction and help determine corrections
  • Review existing recoveries in conjunction with lease requirements and ensure back up documentation is in place
  • Identify and track variances in final recovery dollar amounts
  • Troubleshoot Yardi issues by determining appropriate resolution path, implementing the solution, and solving the problem
  • Manage and maintain file retrieval/storage
  • Establish task priorities and create schedules for department objectives
  • Communicate frequently with field personnel
  • Serve as resource and become subject matter expert in the field of annual recoveries
  • Remain educated and up-to-date with multiple software platforms in order to support field personnel
  • Train new and existing associates in annual recoveries; review work and/or serve as a mentor to new associates
  • Find and fix formula errors in others Excel recovery workbooks
  • Calculate estimated CAM expenses based on current year budgets and recovery profiles
  • Assist in completing other tasks within the department when additional resources are needed

MINIMUM REQUIREMENTS

  • Bachelor Degree;  Business Administration, Accounting or related discipline
  • 2+ years relevant work experience
  • Or any similar combination of education and experience
  • Knowledge of Yardi & Kardin
  • Proficiency with Microsoft Office Suite particularly Excel
  • Excellent verbal and written communication skills
  • Ability to learn multiple software platforms
  • Excellent internal and external customer service

MINIMUM REQUIREMENTS (continued)

  • Effective interpersonal skills and problem solving ability
  • Ability to understand, interpret and abstract complex real estate lease terminology
  • Ability to work independently, think critically, and demonstrate ownership of job tasks

PHYSICAL REQUIREMENTS

  • Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours
  • May involve periods of standing, such as operating at a copier/fax/scanner
  • Regularly required to talk, hear, and use hands and fingers to write and type
  • Ability to speak clearly so others can understand you
  • Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays
  • Ability to observe details at close range

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $ 55,250.00 - $65,000.00
