The Opportunity
The Post Closing Specialist plays a critical role in ensuring the accuracy, completeness, and compliance of closed loan files. This position works closely with the Post Closing Manager, title/settlement agents, warehouse banks, custodians, attorneys, and internal teams to ensure all final documents are received, perfected, and delivered within required timelines. This role requires exceptional attention to detail, strong organizational skills, and the ability to manage high-volume, time-sensitive workloads.
In this role, you will ensure loan files are finalized accurately and efficiently while meeting all compliance and investor requirements. You will drive the seamless execution of post-closing activities, helping protect the integrity and reputation of Visio Lending. Additionally, you will elevate borrower, investor, and custodian satisfaction through proactive follow-up, clear communication, and meticulous file management.
What You'll Do
- Loan Package Review & Compliance
- Review all closing documents to ensure accuracy and compliance with internal policies, federal/state regulations, custodial, and investor guidelines
- Verify that all loan documents are properly executed, signed, initialed, and complete
- Identify and correct document deficiencies by collaborating with Processing, Closing, and Quality Control teams
- Perform follow-up with Processing, Closing, and Quality Control teams to obtain missing or corrected documents
- Document Management & Imaging
- Organize and prepare loan documents in the appropriate stacking order for Collateral and Investor files
- Scan, upload, and manage images of all closing packages in accordance with company, industry and investor standards
- Maintain, log and review received trailing documents; ensure accurate recordkeeping for quick reference and audit readiness
- Research and track recorded post-closing trailing documents, including Deeds of Trust, security instruments, title policies, and lien releases
- Shipping & Delivery
- Prepare and ship collateral loan files to custodians in compliance with delivery deadlines
- Deliver completed post-close documents to custodians and end investors
- Manage shipment timelines to ensure lapses in expiration or investor deadlines
- Cross-Department & External Communication
- Communicate with Processors and Closers to resolve missing or incorrect documentation
- Contact title/settlement companies via phone and email to obtain outstanding trailing documents
- Collaborate with internal teams to ensure accurate file submissions and problem resolution
- Hybrid position: In-office rotations required. Applicants must be within commutable distance of our Austin office
- Work Schedule: Monday - Friday: 8:30 am - 5:30 pm CST
- Salary Range: $22.00 - $25.00/hour (Non-Exempt/Hourly/Overtime Eligible)
What We Are Looking For:
- 1+ years of relevant mortgage experience
- High School Diploma or GED Equivalent
- Strong understanding of Closing and Post-Closing processes
- Ability to manage large quantities of documents with accuracy and structure
- Strong proficiency in Outlook, Word, Excel, Microsoft SharePoint
- Exceptional organization, time management, prioritization, and follow-up skills
- Ability to work independently and collaboratively in a fast-paced, high-volume environment
- Ability to manage confidential and sensitive information with care
- Excellent organization, attention to detail, and problem-solving skills
- Internal Applicants: Must meet minimum qualifications and have no recent disciplinary actions
What We Prefer to Find:
- Someone with experience with Non-QM Loans
- Someone with experience in Closing, Post-Closing, Loan Funding, or Mortgage Operations
- Someone with an Associate and/or bachelor's degree in business or a related industry area major
