The Project Manager III is an experienced, revenue-generating delivery leader accountable for enterprise-scale retrofit, upgrade and technology deployment programs across the WhiteSky and STRATIS portfolios. Operating with minimal supervision, this role owns each project from contract handoff through project closeout, leading high-profile deployments of smart home, access control, IoT, gate and entry, community Wi-Fi, network infrastructure, bulk technology and resident technology platforms within occupied multifamily communities.

Responsibilities
  • End-to-End Project Ownership: Own assigned projects and programs from contract handoff through formal closeout across all phases (Initiation, Planning, Executing, Monitoring & Controlling, and Closing), managing up to 30 concurrent projects which may include large customer portfolios.
  • Contract & Scope Evaluation: Evaluate assigned contracts in detail to determine project scope, services and deliverables, and document them in the appropriate operational and project management systems; identify potential scope changes and initiate the change request process (e.g., JCO) when needed.
  • Planning & Scheduling: Develop and maintain project plans, schedules, resource plans, execution approaches and key milestones for retrofit and upgrade programs; regularly update schedules and documentation as conditions change.
  • Occupied-Unit Retrofit Management: Lead retrofit and upgrade initiatives in occupied residential communities, including unit-by-unit and building-by-building sequencing, occupied-unit access planning and resident communication strategies that minimize disruption and protect the resident experience.
  • Technology Deployment Oversight: Oversee deployments of smart home devices, access control systems, IoT sensors, community Wi-Fi, network infrastructure (including Wi-Fi, BLE, Z-Wave and LoRa networks) and resident technology platforms; coordinate device compatibility validation, programming and activation within STRATIS IoT and related platforms.
  • Quality & Closeout: Assess installation accuracy and quality against contract requirements, WhiteSky and STRATIS standards and customer expectations; verify completion of project requirements, oversee formal closeout, ensure as-built and final documentation is stored in the appropriate systems, and transition project data to the Support team.
  • Cross-Functional Coordination: Coordinate field services, installation partners, subcontractors, supply chain, logistics, engineering and customer stakeholders; collaborate with Sales, Customer Success, Operations, Engineering, Product, Supply Chain, Carrier Management and Field Services teams to share scope and prepare for execution and delivery.
  • Risk & Issue Management: Proactively identify, communicate and resolve project risks, resident-impact concerns, site readiness issues and construction-related obstacles; escalate to senior leadership and property stakeholders as appropriate, and hold firm on scope decisions.
  • Financial Management: Manage project budgets, margins, change orders, forecast accuracy, invoicing milestones, revenue recognition milestones and profitability targets; identify cost-saving opportunities and track quality, cost, schedule, change order and sales data.
Qualifications
  • Education: Bachelor's degree in a relevant field such as project management, engineering, information technology, computer science or business administration; equivalent experience considered.
  • Experience: Minimum of 5 years of project management experience, including demonstrated leadership of complex retrofit and upgrade projects within occupied residential environments, preferably in construction, telecommunications, low voltage, security or technology installation.
  • Travel: Willingness to travel as needed to project sites, customer properties and vendor locations.

  • Strong project financial management skills, including budgeting, forecasting, change orders, revenue tracking, cost analysis, and profitability management.
  • Excellent communication, presentation, and stakeholder management skills, with the ability to influence executive audiences and navigate complex customer environments.
  • Proven ability to analyze data, solve problems, manage risk, read technical documentation and blueprints, and adapt to changing project requirements and priorities.
